As the real estate owners and community leaders adjust to new realities of market demand, energy markets and policies continue to send mixed messages to the marketplace. Electricity prices continue a steady rise and yet the price of natural gas is at an all-time low. International climate talks have stalled and yet individual cities are instituting comprehensive action plans. How are energy-related factors informing how real estate decisions get made? How do the various market participants perceive energy issues differently? Which trends are ‘pushing’ and ‘pulling’ the transformation of the marketplace? What is the fate of communities and companies who are ‘going it alone’?

When Europe Has the Flu…
In 2008 Lehman Brothers filed for bankruptcy and governments wrestled with the problem of how to save banks deemed “too big to fail.” By 2011, the “shoe was on the other foot” as the question turned to how to “rescue” sovereign governments as the impact of the European debt crises threatened to “go global.” Now (in early 2012), the capital markets and investors must assess in both the capital and real estate markets of the impact of Standard & Poor’s decision to lower the credit ratings of nine sovereign credits in one day. Against the backdrop of increasing volatility and rapidly shifting market sentiment, ULI’s panel of experts will assess the impact of these historic events on the real estate industry and real estate finance and define strategies to both cope with as well as take advantage of opportunities.
