Game Over . . . or . . . Overtime?

Estimates of $55B to $100B of loans are maturing this year on deals funded within the past decade when finance market conditions were more liberal.  What are the prospects for those loans that are sub-performing and not readily refinanceable today?  As these loans are approaching renewals, are lenders extending debt?  Will CMBS enter the game?  Or, are more foreclosures on the horizon and the game is over?  The panel will discuss how owners and lenders are approaching these loans.  They will also recommend any possible strategies for borrowers stuck with residential and commercial loans just before the end of the game.

Community Building for the (First Responder) Recovery Consumer

As we move out of the depths of this recession, creating communities of any and all size requires a deep understanding of the consumer
and the opportunities they represent and alliances or players who will be at the table for the first time. This session will broadly discuss what will best serve the next wave of consumers and what is missing in the market.

Urban Innovation and District Councils: Results of Successful Advisory  Panel Programs

This discussion will showcase District Councils with successful Technical Assistance Panel (TAP) programs that have provided leadership opportunities for members to offer strategic advice on a particular land use issue.  A panel of District Council members will describe the impact ULI has made in their regions and during round table discussions, members and staff share lessons learned and  advice on how to replicate similar programs in other regions.

Charlotte has only begun building its mass transit system.  Some note the City has had great success in this area while others will tell you keeping forward momentum can be daunting.  Whether it be land use planning, financing, or operations the story has many angles.  Join the panel discussion to hear about some of the successes, challenges, and lessons learned so far in the region’s transit journey.

Full Court Press on Commercial/Apartment Debt: A Competitive Financing Debate

Funding sources aggressively fight for prime quality loan opportunities in the gateway cities.  Will the lenders play ball in other national markets including the Carolinas, Midwest and the Sunbelt, too?  A frank discussion on pricing parameters, sample deals and loan funding trends will be outlined within this diversified group of lenders seeking to finance office, retail, industrial and apartment properties.

Repositioning Retail

Following  the biggest crash in consumption in modern history, coupled with increasing competition from on-line sales, the US is arguably left with something around twice as much retail space as demand warrants. With changing consumer tastes and preferences in live, work and play
environments, there is also demand for new or restructured retail. This panel will focus on some of the ideas and efforts being taken to revitalize or reposition our obsolete retail centers and environments. Our panelists are coming from three distinctly different perspectives including the nuts and bolts of taking a flagging retail property and turning it into a successful modern retail environment, inserting imaginative forms of entertainment into retail centers or districts, and ideas and concepts from abroad that have potential for transferability to the US market.

This discussion will showcase three different District Councils programs that have successfully engaged public officials to learn about the fundamentals of real estate and public/private partnerships.  A panel of District Council members will describe the role ULI has played in three regions and during roundtable discussions, attendees will have access to members and staff for advice on how to organize each of the three initiatives that included workshops, training and guidebooks.

Urban Environments Built on Innovative Thinking

There are several components needed to create a great urban setting.  For the past two decades, leaders in Uptown Charlotte have been carefully building the pieces to a strong urban center.  This panel will discuss the timeline for adding residential, cultural, retail and entertainment uses, as well as some specific efforts that have transformed the downtown.

Real Estate Equity is shooting for the best yield in markets where they can “protect” their investment.  With record-low interest rates hovering in the mid-single digit range, investors are scrambling all over the financial courts looking for the “easy shots.”  Are there any easy shots left?  In the 2012 season, do they need to take more risks to be successful?  The equity panel is a faceoff between private vs. public funds, sparking a lively debate on pricing risk and reward in the income-property arena.

Shark Tank

Shark Tank brings together real money and real deals with a celebrity panel of “sharks” to vet the deals and offer the audience a look behind the closed doors of an investment committee. The session will feature 2-3 investment proposals presented by real estate entrepreneurs who are seeking capital to a panel of investment professionals (“sharks”). The panelists will then critique the presentation using their experience and quick wit and possibly even express interest in an investment, if they so desire!

What Markets Are Working and Why?

Each year, ULI’s Emerging Trends in Real Estate report includes a list of its “Markets to Watch.”  Perennial choices include 24-hour coastal gateway cities, but many other smaller inland cities have also found a place on the list, for a variety of reasons. What characteristics do these cities have in common that may account for their success, despite very challenging economic conditions?  What can ULI members learn from these cities that they can take back and apply to their own cities?  The speakers on this panel will use their experience and expertise to help draw some conclusions about what it takes to become the next new city on the list of Markets to Watch.

Urban Innovation and District Councils:  Fostering Regional Cooperation

This part discussion will showcase three different District Councils programs that leverage the unique capacity of ULI to convene land use stakeholders from the public, private and nonprofit sectors to foster development and implementation of regional strategies for land use and economic development.  A panel of District Council members will describe how their District Councils have successfully convened local jurisdictions on a regional basis to address the long term goal of economic, social and environmental sustainability. In roundtable discussions, attendees will have access to members and staff for advice on how to organize three different approaches for ULI to foster multi-jurisdictional cooperation on land use and economic development issues.
